What Can a VA Renovation Loan Be Used For

VA renovation loans can only be used to make changes that improve the safety or livability of the home and generally don’t cover cosmetic or luxury upgrades.

Additionally, this program only covers basic repairs and does not include structural renovations like foundation work, wall removal, and room additions. Repairs must be completed within 120 days of closing.

Multi-family homes with up to 4 units under certain conditions

To be covered by a VA renovation loan, upgrades must directly improve the livability or safety of a borrower’s primary residence. This includes but is not limited to things like flooring, lead paint removal, roof repairs, plumbing and HVAC repairs, and accessibility upgrades.
The appraisal process for a VA renovation loan includes both the current value of the home and the estimated value after renovations.
If your renovations are completed for less than the estimated cost, the remaining money will most likely be put towards the principal.
Landscaping can sometimes be included in a VA renovation loan if it will help improve drainage, remove hazardous trees, or complete other safety-related tasks. However, cosmetic landscaping like planting flowers or decorative gardening is generally not eligible.
